Optimize for Airbnb (O4A) is a pilot program from Airbnb that helps eligible hosts capture more bookings during high-demand periods — with an added financial incentive in the form of a 1% rebate on qualifying stays.
Note: O4A is currently available to select hosts only. You will have received an email from Airbnb if your properties are eligible. This feature is accessible via Hostify for connected Airbnb listings that use a full PMS integration.
How It Works
Airbnb analyses historical traveller data to identify dates when similar listings in your area saw high guest traffic. These periods are called Opportunity windows.
Here is the flow once you opt in to an Opportunity:
Airbnb identifies Opportunity windows for your eligible listings based on demand forecasting.
These Opportunities appear in Hostify under your Airbnb channel settings.
You choose which Opportunities to activate. You can adjust the dates or booking window before confirming.
During the active booking window, the selected dates become exclusive to Airbnb (and your direct booking website). Other channels are automatically closed for these periods.
If the dates are not booked by the end of the Opportunity window, Hostify automatically reopens them to all connected channels — no manual action needed.
Note: According to Airbnb data from an April–June 2025 pilot, listings that opted into O4A Opportunities had on average ~60% more nights occupied by Airbnb guests compared to similar listings that did not participate.
Eligibility
Not all properties are automatically eligible. To participate:
Your listing must be connected to Hostify via a full Airbnb PMS integration (not a limited/calendar-only connection).
Your property must have received an eligibility notification from Airbnb.
Your account must be in good standing on Airbnb.
Note: If you have not received an eligibility email from Airbnb, the O4A section may not appear in your Hostify account for that property.
How to Enable an Opportunity
To activate an individual Opportunity for a property:
Log in to your Hostify account.
Navigate to the Airbnb channel settings for that property.
Locate the Optimize for Airbnb section. You will see a list of available Opportunity windows identified by Airbnb.
Locate the eligible property.
Review the suggested dates and booking window. You can adjust the date range if needed.
Toggle the OFF Status to enable the Opportunity.
Once active, Hostify will close those dates on your other connected channels and notify Airbnb. No further action is required unless you choose to opt out.
Note: You can opt out of an active Opportunity at any time from the same section. Unbooked dates will be released back to all channels at the end of the window regardless.
Bulk Opt-In
If you manage multiple eligible properties, you can opt in to Opportunities across all of them at once rather than activating each property individually.
1. From your Hostify dashboard, go to the Channels or Airbnb section in the main navigation.
2. Look for the Optimize for Airbnb panel or bulk actions menu.
3. Select all eligible properties (or choose specific ones using the checkboxes).
4. Click Bulk Opt In to activate all available Opportunities for the selected properties in one action.
Bulk opt-in applies to all currently available Opportunity windows for the selected properties. You can still manage individual Opportunities after the bulk action from each property's settings.

The 1% Rebate
What Is It?
Airbnb is offering a limited-time 1% rebate on qualifying completed stays made through the O4A program. This is paid directly by Airbnb as a financial reward for participating hosts.
Which Bookings Qualify?
To qualify for the rebate, a booking must meet all of the following criteria:
The stay was booked during an active O4A Opportunity window.
The booking was made on Airbnb (direct website bookings do not qualify for the rebate even if dates are shared).
The stay was completed (checked out) during the rebate program period.
The listing was connected via a full PMS integration at the time of booking.
What Is Excluded?
The following bookings do not qualify for the rebate:
Bookings that were cancelled by the guest or the host.
Bookings made outside of an active Opportunity window.
Reservations on listings with a limited or calendar-only Airbnb connection.
When and How Is It Paid?
Airbnb calculates and issues the rebate directly to eligible hosts. The rebate amount is based on 1% of the qualifying stay's accommodation fare (excluding taxes and service fees). Payment timing and method are determined by Airbnb and detailed in the full Terms and Conditions.
To check your accumulated rebate amounts, refer to your Airbnb host dashboard or payout details, as Airbnb handles this reporting directly.
