Product Updates - September/October 2026

September and October bring new ways to reach your guests, control your calendar and manage Airbnb and Booking.com settings without leaving Hostify. Here is a short overview of each update and where to find it.

Guest communication

Send one message to many guests at once

With Mass Messages, you can send a one-time message to every guest with an upcoming or current reservation that matches your filters, for example an emergency notice or news about maintenance work.

⦁ Go to Automations → Mass Messages and click + Create new mass message.

⦁ Work through four steps: Details, Message, Recipients and Review & send. You can add dynamic variables, such as the guest's name, to the text.

⦁ Each mass message stays listed under Mass Messages with its status.

Create a mass message in four steps, from the details to the final review.

Calendar and pricing

Set arrival and departure rules for specific weekdays

Closed to arrival (CTA) stops a stay from starting on a date, and Closed to departure (CTD) stops a stay from ending on it. Guests can still stay over those dates as part of a longer booking. You can now apply either rule to chosen weekdays within a date range, for example every Sunday in October closed to arrival.

Three steps: select a date range in the MultiCalendar, pick the weekdays under Set by weekday, choose Closed, Open or Default.

  • In the MultiCalendar, select the listing and a date range, then open Advanced settings → Closed to Arrival (CTA) or Closed to Departure (CTD).

  • Under Set by weekday, choose Closed, Open or Default for each day. Default returns that day to the listing's usual rule.

  • To see or remove rules, open the ⋮ menu on the listing's row and choose CTA/CTD Rules.

Weekday rules are available for listings on Calendar Service v2. Other listings work as before.

Closed to Departure (CTD) settings with Default selected and, under Set by weekday, Tuesday and Friday set to Closed, Wednesday and Thursday to Open, and the other days to No change.

Set by weekday: no departures on Tuesdays and Fridays, departures allowed on Wednesdays and Thursdays.

Exclude dates from the Airbnb Top-rated guests discount

The Top-rated guests discount gives 15% off on Airbnb to guests rated 4.8★ or higher with at least 3 reviews. You can now exclude specific nights, such as a holiday weekend: guests pay the full price on those nights, and the discount stays on for every other night.

  • Open the listing → Settings → Pricing → Top-rated guests discount, choose Exclude specific dates, click the nights and save. Hostify sends them to Airbnb.

  • You can exclude up to 30 dates per calendar year. For a listing connected through Hostify, set them in Hostify, not on Airbnb.

  • To clear all excluded dates, choose Apply to all nights and save. For now, excluded dates work only for this promotion.

The Top-rated guests discount switched on, with Exclude specific dates selected and a calendar for choosing the nights to exclude.

Choose Exclude specific dates, then click the nights the discount should skip.

Close preparation days and other blocks on linked listings

Smart Calendar Rules used to copy only the stay, from check-in to the night before check-out, to the related listings. They can now also copy preparation days, manual blocks and iCal blocks, so the related listings close on those nights too.

Three steps: the leading listing with a Smart calendar rule passes on the stay, preparation days and selected blocks, and the related listings close on the same nights.

  • Open the leading listing → Automation → Smart calendar rules. Turn on Preparation days and, under Other blocks, tick Manual blocks, iCal blocks or both.

  • When you save, nights that are already booked or blocked are copied too. Turning an option off reopens the nights it closed.

  • On Calendar Service v2 listings the new options start on, including for rules saved earlier, so turn them off and save if you only want the stay copied. On other listings they start off.

Airbnb and Booking.com

Manage Airbnb national and regional licenses in Hostify

Some locations ask for a regional license on Airbnb as well as a national one. You can now manage both from Hostify.

  • Open the Airbnb listing → Settings → License.

  • Where the country and Airbnb require a regional license for that listing, it appears as its own subtab next to the national license.

The listing's Settings with the License tab open, showing two subtabs, Spain national valencia and Spain regional valencia, with the regional one selected.

Where it's required, the regional license has its own subtab under Settings → License.

Check your Booking.com property health

Booking.com single-unit listings now have a Health Status page with information taken directly from Booking.com, so you can see how the property is doing there without opening the Booking.com Extranet. Open the Booking.com listing and choose Health Status in the left menu.

  • Connectivity pending actions: what Booking.com still lists as pending for the connection.

  • Status and availability: whether the property is open, its risk level, how far ahead it can be booked and the last bookable date.

  • Property info and reservations: the property name and currency on Booking.com, Booking.com's Gross, Cancelled and Net reservation counts, and when Booking.com produced the figures (Data As Of).

Enroll in Payments by Booking.com from Hostify

With Payments by Booking.com, Booking.com collects the guest's payment and pays you out. Eligible properties can now request enrollment from Hostify instead of the Booking.com Extranet.

Four steps: eligibility check, choose your payout options, Pending once the request is sent, Enrolled once Booking.com approves it.

  • Open the Booking.com listing → Settings → Payments by Booking.com. Hostify checks with Booking.com whether the property is eligible.

  • Choose bank transfer or virtual credit card (VCC), a gross or net payout amount and, for bank transfer, the payout timing. Then click Enroll property and confirm.

  • The tab shows Pending until Booking.com approves the request, then Enrolled.

After you send the request, the tab shows Pending and the payout options you chose.

Guest access

Clearer entry instructions and smart-lock access in Mr.GG

Mr.GG entry instructions can now be built as numbered steps with photos, and one template can serve all your listings.

Each step has a title, photos and text, and can end with a Door / gate access section that shows a fixed code, a custom field value, the smart lock code for that stay or an action button.

Build a clear guest journey with numbered steps, photos and the relevant access option at each door or gate.

To show smart lock codes, tell Hostify what each lock opens, such as the unit door or garage: once per device, under the listing's Settings → Management Services → Smart devices or Hostify Locks → Devices.

Door and gate access settings with the Smart lock device-category menu open, showing unit, building, gate, garage and shared-area categories.

Set what each smart-lock device opens, so Mr.GG can show the correct access option to the guest.

Guests then see the right code at each door or gate. With Tedee, Akiles and remote-capable Hostify Locks devices, an open button lets them open the lock from Mr.GG, but only while their access is valid. Quick access badges can also show text with dynamic variables, a smart lock code or open button, or an action button.

Guest view of a Mr.GG entry step: arrival instructions for the complex gate, a Gate Code field and an Open Gate button.

At the gate, guests see the entry instructions, a Gate Code field and an Open Gate button.

Your existing templates and badges keep working. To show lock codes, set the device categories first, then add a Smart lock item or badge to your template.

Three steps: build the steps, set the device category, show the right access to the guest.
